Default Question for poeple in the Melbourne area

I am looking at a job in Laverton North, what is this area like?
Is it a slum?
Is there much in that area for children?

Any info would be great

hey kempster, mate i work in laverton myself for the past 7 years and can't complain. Depending on your occupation there is many opportunities. I'm a diesel mechanic and there are alot of workplaces in the area. Kids: there is a few good suburbs around laverton which i would recommend such as point cook( 5 minutes from laverton ), altona( 5 mins ) werribee and wyndham vale. Laverton it self is an old raaf base full of old houses, but as i said the surrounding suburbs have alot to offer. good luck i hope that helps u out. Looking at a job at the Laverton North Power Station with Snowhydro, reading thinks on the net it seems they have all the locals upset with noise.

it is only about 30ish mins from laverton and a very easy drive

Laverton is mainly industrial, loads of warehouses, and yeah not too far from the Altona smell

That'd be in Cherry Lane (Memories of Fri night drags there & Pipe Rd!)... I don't know about the noise complaints?.. It backs onto Geelong highway, and I can't think of any housing in under a mile or so of there.
I've worked in Laverton North since 1979 and the industrial growth has been enormous. Land that was $100 an acre is now $190 per sq metre!!! (True!)
In fact I believe it is still the fastest growing industrial area in Victoria. The "smelly" places are now few, having been replaced by major warehousing for the multi-nationals.
There is no actual housing in Laverton North, but as Dave said, some quite nice areas close by. Point Cook, Sanctuary Lakes, Wyndham vale, or out the other side.. Caroline Springs, Burnside, Carnleigh.... Caroline Springs will be only 10 mins from Cherry Lane once the Deerpark bypass opens in a yr or so.

Geelong is a top option especially for kids. Half the population drive up past Laverton daily. Beaches are all only 20 mins away.
Lara is also a very underated option especially if you'd like a few acres. Top town, good services and handy to everything, even Better when Bypass goes in - where we'd live if i had to work in Melbourne again.
Inlaws live and have factory in Lara lakes and my GP were there for 50yrs.

I was Lara born and bred and now live in Pt Cook... HEAPS of schools, shopping centers going in around us and it's a new suburb so attracts mainly young couples / families. The parks structured throughout the estates work well with modern housing not having much of a backyard.

I work in Port Melbourne so the commute to work is about as good as it gets and in the evenings week can still get back down to the folks in Lara if needed.

For all the above reasons, Pt Cook really works for me.

Been looking at realestate.com.au at houses, lots of houses in the Hoppers crossing/Weribee/Wyndam vale area.

What are these areas like??

I live in hoppers crossing and think it's great but certain area's are better than others. Just be sure to scope out the nieghbours cause there can be some shockers ie... car's that dont work everywhere, kiwi's with ten family's living and milling around in 1 house ect...Plenty of schools shopping resturants aswell.

Another vote for Lara. I'm on five acres there, great place, still a quiet family-friendly town. Theres a good park for the kids, and a skatepark for the older kids, pony club around the corner for the girls (mostly) just past the golf course for the biggest kids. Avalon speedway is nearby and Avalon airport is over the freeway (Lara is not in the flight path for Jetstar either.) Geelong is a short drive for shopping or Werribee as an alternative. Surf Coast/Great Ocean Road isn't far away, and will be even easier to access once the bypass is done. Closer to Melbourne by 10-25 mins than Geelong (depends on where in Geelong you live.) so it's the best of both worlds.

living in lavo, not really a great idea. altona meadows is decent, get a nice house for a reasonable price. Point cook and the million estates, brand new house and land for about $300, or $250 in the new estates over in tarneit. an old house in seaholme would be good. but houses in and around altona are fetching loads (i know, i just sold from there)

I work in Lavo North as well in one of the logistics companies, and live in Laverton itself. The old RAAF area that Dave XR6 "bagged" at the start of the post. Oh, and I cant hear the power station at all. In fact, when it was first being built, stuffed if anyone knew exactly what it was.

The surrounding suburbs are nice. If you like the beachy / older type areas, Williamstown and Altona are the way to go. Altona meadows is just as nice, although a little cramped for my liking. Point Cook / Boardwalk estates are by far the newest and best looking of the lot. Same with Wyndham Waters, etc, estates on Sayers Road . Any one of these places will get you to work within 20 mins. Geelong will see you 30 mins from work on a good run, but upto an hour on peak, specially when there is an accident.

Any one of the above suburbs will see you looking at the $250k+ mark for a home, more likely in the $300k area if you are looking at the Point Cook/Boardwalk area.

But if you are looking on a budget, as crummy as Laverton may be, its a bargain. I purcahsed a 13sq double story, fully renovated on a 550sqm block 5 years ago now for $165,000. Now its value is hovering around the $230k mark. You can get a common 15/16sq home in the same area on a 800 to 900sqm block for around the $200k mark. May require some work and some new paint, but a bargain in comparison. Its only 10ish mins to the outskirts of the cbd, with schools and transport in walking distance, and a grammar school down the road. Plus its only 5 mins from your work site. And when the development of the area is complete, values of the properties will skyrocket.

Altona Meadows is also another decent area. If you have to be within an hour in peak times then you can go as far out as Ballarat or Geelong quite easily. Also places like Yarraville, Newport and Seddon are nice although a bit more pricey.
