Default QUEENSLAND - Where to buy?

I'm moving to Queensland between March and June and have been trying to figure out where we want to buy. I'm not interested in renting to figure the place out as I am up there once a month anyway and figure once I decide on a spot I can spend as much time as I need to see if I like the area.

I've been spending most of my time looking in Ascot, Bullimba, Paradise Point, Coomera Waters and Ormeau but the wife and I are really struggling to pick an area and then buy.

We like Ascot & Bullimba for location, Paradise Point for lifestyle and Coomera Waters/Ormeau for BFYB.

Work is not a consideration as I work from home but reasonable access to the airport would be handy as I fly out a minimum of 3 times a month.

If anyone here has some feedback (good or bad) about these spot's or has a great suggestion for somewhere else to look, fire away.

Check out Cleveland and Ormiston. Very nice. I have some property in Ormiston and the capital gains are very nice. Good luck with it all.

I lived at Hamilton (next door to Ascot) for a few years. Very nice area and if access to the airport is important I'd go for Ascot (it's reasonably close and on the right side of the river).

You may also wish to consider Warner (Pine Rivers) if you wanted a bit more space (small acreage, perhaps?). Further out but a decent run down the Gateway Arterial to the airport.

Mermaid waters is nice.

Given the population growth you wont go too wrong anywhere on the coast.

I would take advantage of the freeway between gold coast and brisbane and buy acreage somewhere 20 mins off the highway, and about half way along the road. Acreage 50 mins from Gold Coast or brissy - hedge your bets.

It depends on where your main office will be...

If your in the City the commute from the North side is just plain nasty. Out to the west is Forest Lake which is only 25 minutes from the City and the airport. Any further west you are looking at another nasty commute down the Ipswich Motorway.

Check out Forest Lake its a nice spot...

GTP006 you don't seem too short of a shilling? I make the assumption by the areas you are looking but with alittle more info it might help

Where is the wifes main place of business?
The gateway meets the criteria of making most places accessable to the airport.
Got kiddies or want to soon?
Looking for a family home (see above) or space for a shed etc or smaller tidy and modern living quarters?
Do you like water, ie getting a boat soon?

I live @ Geebung which is slightly further out than Ascot, another 5km saves you 500k (or more) in house price. Its 15 minutes door to terminal at the domestic airport (In traffic) 5km to the gateway for access north and south, and Chermside shopping centre is just around the corner as well... for your wife to conduct retail survey's...
Or if kids are a consideration, there is a lot of facilities close by to here, for children to play, plenty of park land. plus we are only 13km to the city by road.

Anyway, thats a long enough sales pitch on my area....

If you werelooking a little more upmarket, there is always Wavell heights, which is another 2km cityside, and has plenty of area's with city views in the 500k price bracket.

Its a buyers market at the moment as well.... ... well it appears to be

Looking for a family home (see above) or space for a shed etc or smaller tidy and modern living quarters? Larger home pref with a triple garage to hold some toys - if in Ascot/Bullimba we would likely be doing some construction so would add a double carport at minimum.
Do you like water, ie getting a boat soon? I'm in Canberra, what's water? Would like to be closer to the coast though (to help with getting used to the humiditiy. Not sure about the boat - I'd like one but will be bringing the Kart and possibly a Sport Sedan so space will be the limiter I guess.

Look at the maps from capalaba through the back of LoganHolme , lots of bush and 500k will get a stunning home of an acre or two , for a little less you still get a real nice home and its all 40 minutes max from the air port or you can go south to the g/coast port .

Check out the REIQ's website for information on average housing prices, amenities and general demographics of every suburb in Brisbane. Having lived previously in Bulimba for some time I would highly recommend the area, the CBD is close, great amenities, short trip to the airport, close to the S/E freeway and close to the gabba. I'm now living at Bridgeman Downs as we wanted more space and something modern (maintaining a queenslander can be tiresome at the best of times).

You obviously have a bob or two coming from Canberra looking to buy in those areas.

If your interested in acreage perhaps check out some of the beautiful properties at Pullenvale not far out of the City just a few Kilometres to the West, lovely area.

Obviously it depends what you want, lots of nice areas in Brisbane or the Gold Coast for that matter,........ acreage?.....waterfront?........horses for courses, depends on what your after.

Ascot, Hamilton, Fig Tree Pocket are all top shelf older established areas.

If it's a newer area your interested in and therefore newer brick and tile housing, check out Raby Bay out at Cleveland or Aquatic Paradise at Birkdale which are both suburbs of the booming Redlands area out to the East, about 30km from the City.

The Redlands might suit you more coming from Canberra as it's always a bit cooler than pretty much anywhere else in Brisbane, being to the East its close to the water, always gets a cooling sea breeze, any central suburbs or areas out to the West generally get a few degrees hotter.

Carindale might also be an area of interest to you.

Think that you may have nailed this one with requirements in / out for travel.

Coomera Waters/Ormeau

We live at Oxenford and the northen GC area is still an up and coming area.

More great info! The temp in SEQLD is of no concern at all, I grew up in central NSW where 48 is not uncommon. Also Canberra spends much of summer approaching 40deg. Excessive humidity is what we fear most! I was up there last week and the humidity was ok, I'll be up there next week again.

RPO - What was it like driving in and out of Bulimba? It is bordered by some odd major road layouts and whenever I go there it never seems to be during peak hour.

Rob - Similar to above, what's access to Redland area like? When I go there it seems like there is one road in (sort of). Does this make for a long trip at peak hour?

Atec - The value you get in a home in QLD is incredible compared to Canberra. I've had a bit of a look in the area you mentioned and you're spot on with BFYB but I have prev been warned off coming inland too far due to humidity which is a real concern for us. What's it like there?

Sledgehammer - We have had a serious look in Oxenford too. Have you been through Ormeau lately, what are your thoughts? We have been warned about "drumming" from the cars on the motorway. The top of the GC has held most of our attention since we have been looking as we have friends in Paradise Point who just rave about the area. Ascot is lovely, also look at Albion which is also very nice.

I live at Geebung too, its a good little area, close to the airport etc & if you know the back roads its not too much of a hassle to get into the city in peak hour

I live in Victoria Point which is in the Redlands and about 37kms from the Brisbane, I work near the City in the suburb of Herston and it takes me about an hour to get to work in the morning and about the same in the afternoon.

If you are going to be making regular trips into the City during peak traffic I would then in hindsight and from "personal experience" recommend that perhaps you should consider one of the more inner city suburbs, ie: Ascot, Hamilton, Bulimba etc............just my humble opinion, some people dont mind the traffic at all, doesnt seem to bother them............"personally I hate it!!"

Yep, don't mind being in the car for an hour to get somewhere if it's good driving. Being in traffic for an hour sucks. For me, I can plan to avoid traffic but my wife will likely have to travel in it.

why?

new estates booming
quiter then the others
close to GC and not overly far from brisbane as well its close to the hwy making it quicker to get places

prices would be fairly cheap and yeah has all the major places you need like shops schools etc

thats my pick anyways

Factoring your toys and the requist for space and a decent garage, you were pretty much on the money with the places like Ormeau.. Other semi-rural ie: lovely homes on 700+ sq. mtrs for 450-800k are Birkdale, Mackenzie and if the budget can stretch Burbank would be my choice.

Indeed... I'm stuck in lego land at Everton Park atm to just get me into the market, but Burbank is my dream area

We are in the Browns plains area mainly because it's 6 blocks to the motorway , new house is about to begin in Greenback , gets warm but at 165k an acre and 6 minutes from a huge shopping centre and the motorway it suits . take a long week end , fly and hire a car and LOOk for your self... then go home well confused
best if you can rent for 6 months and then decide or as I said look 1st .

Hey I was in Redland Bay for just the last 2 weeks visiting my brother. My wife and I are moving there, or one of the surrounding areas this year. Just need to sell here first(NSW)!............. We had a good look around while we were there. Alot of nice places!!! Including Viccy Point!

I spent most of my life living in Regents Park, you can get some nice land out at Park Ridge however its a bit of a hike to the airport. At the moment im renting in Carindale/Belmont and its great, only 20 mins to the city and the airport. Its expensive to buy though (although with your budget u could almost buy anywhere)

I only have about 300k to spend, for me it looks like a 700 square block with a 3/4 brm house with hopefully a shed in caboolture/narangba or tanah merah/heritage park/regents park
