Hi guys. This is a long shot, but i need to ask...
We're looking at building in Skye, VIC, and were after a quality home builder, that's honest with pricing, currently going with National Builders Group, but havn't signed anything yet, just like their plans. The only thing is, they're expensive and i can't get my turbo with their pricing Looked at places like Henley & Porter Davis, but heard bad stories about them. Anyone have any good stories or suggestions to cut costs? |

Does Dennis Family Homes build down there? Think they might. They are very good but they are due to have a pricerise in July.
Also, be very careful if going with a company that does the lot so to speak, you may think you're getting a good price on the inclusions (common example being kitchens), but the reality is you're paying the same if not more than you would with a specialist company, and they just hide the costs in other areas.

I seriously doubt if you'll find a building firm that hasnt had a bad wrap at some point.
Dennis Family as in Triline? They are building places down past Narre is that anywhere near Skye? |

You want Brick.. have you looked at timber set ??? the reason for this is My Boss has a Timber set house well he has 4 of them joined together to make 1 huge house 2 storeys 7 bed rooms and a 23sq games room..
If im building my next place im sure im going to get a timber set house so if ever i want to expand you just ring them up and they will design you a add on part to fit .. AND the best bit is the panels are numberd so you can start to put it up your self or and builder should becouse they cant stuff it up.. |

I might not be your cup of tea and it involves a bit of work.
But if you think you're up to the job, be an owner builder. It can save you a lot of money, but requires you to plan a few more things. But once you have all of your trades sorted out, most of them would know what they're doing and can half organise themselves. I'm sure they could advise you on what to do. Just be very wary of any main builder on getting any extras. usually they sting you hard if you change anything on the plan. I'm a spraky and i've heard prices of $100-$150 a downlight being charged!!! My boss and i do them for around the $40-$50 mark.... |

Ask your builders how much they have allowed for painting and floor coverings. Get them to take that off the price and do the painting yourself and source your own floor coverings.

2 storey homes are the ones to be carefull of the minimum spec is below most peoples assumption of minimum spec. bracing is very important so is window and door bracing on bottom floor. floor jiost spacing ( very important rec 300-450 mm spacing .)22mm floor baords not 17 mm. floor baords must be screwed down and glued properly . all these areas can be chosen and varied by the biulder in a standard contract. so beware do your homework 1st.usually if it isn't stated in the contract the very minimum standards and materials apply .
